Residential Finance

The mission of the Bureau of Residential Finance is to fairly administer the Residential Mortgage License Act of 1987 and the regulations promulgated hereunder.

The Bureau of Residential Finance Regulates:

Shared Appreciation Mortgages—Request for Comments (DEADLINE EXTENDED)

IDFPR’s Division of Banking is issuing an Advance Notice of Proposed Rulemaking (ANPR) to solicit comments on potential topics relating to shared appreciation mortgages, as defined in Public Act 103-1015. Subjects for potential comment include: licensing and examination of shared appreciation mortgage providers, methods of calculating fair market value, written consumer disclosures, and borrower counseling.

Notice Regarding the Processing of Private Lending Exemption Certificates (private mortgages)

PRIVATE LENDING EXEMPTION CERTIFICATES must be attached to all private mortgages originated in Cook County, Kane County, Will County and Peoria County to facilitate recording by the Recorder of Deeds. Click here for more information.
