The certified general real estate appraiser license was suspended for 3 months, assessed a $10,000 fine and required to complete Market Analysis and Highest and Best Use (ILG4-08) and an approved 15 hour USPAP National course (IL3-08) for misapplying appraisal techniques when developing value opinions in 5 reports between 12/2002 and 11/2004 for 4 different parcels of land located in Freeport, Loves Park and Rockford, for reporting value opinions not adequately supported; for failing to report subject properties in their actual physical condition; as a result of the foregoing, the reports were misleading and violated the Conduct Section of the Ethics Rule and Standards Rules 1-1(a)(b)(c), 1-2. 1-6 and 2-1 of the USPAP.
