Lullo--12/21/00 --The Real Estate Broker license was placed on probation for two years, Mr. Lullo waived his continuing education exemption, and a $5,000 fine was assessed for: failing to include all the required fields of data in ledger cards and journals; failing to maintain monthly reconciliation work sheets in the format required by the Escrow Rule; failing to record timely deposits and disbursements from the escrow accounts resulting in several temporary discrepancies between the journals and monthly bank statements; failing to maintain accurate data on one MLS listing and for failing to timely return to a principal in that transaction the $4.76 interest earned on a escrow deposit.

The real estate broker license of Victor Rigoni, Jr. was placed upon probation for two years, and a $1,650 fine was assessed, and his continuing education exemption was forfeited for serving as managing broker while Joel Terhune practiced real estate on a non-renewed license for six months, and for failing to maintain a journal, ledger cards, and monthly reconciliations in the format required by the Rule governing escrow records, and for failing to post the licenses of all sponsored licensees and failing to maintain written employment agreements with all sponsored licensees. The real estate broker corporation license of Hometrust Realtors, Inc., was placed upon probation for two years with the condition that a new managing broker be designated based upon the violations of its managing broker Victor Rigoni, Jr.

Rita Malvaez --11/21/00 -- The Real Estate Salesperson license was returned to good standing and the Order to Refuse to Renew was vacated following her submission of proof that she did timely complete the statutorily mandated continuing education classes for the 1997 - 1999 renewal period.
Vincent Martinez and Marco Rodriguez -- 03/15/00 -- The real estate salesperson license of Vincent Martinez was reprimanded and a $300 fine was assessed for practicing real estate for three months on a non-renewed license. The real estate broker license of Marco Rodriguez was reprimanded and a $300 fine was assessed for serving as a managing broker during a three month period while a sponsored licensee practiced real estate on a non-renewed license.

John G. Danno -- 06/12/00 -- Real estate salesperson license was revoked and fine was assessed of $5,000 for engaging in licensed activities on an expired license, for making false promises, for failing to account for moneys of others, and for unworthiness and incompetency as a salesperson.

James Abbey -- 04/24/00 -- The real estate broker license was reprimanded and a $300 fine was assessed for being a managing broker for a licensee who practiced real estate on a non-renewed license.
George Annes -- 04/24/00 -- The real estate broker license was reprimanded and a $100 fine was assessed for being a managing broker for a licensee who practice real estate on an non-renewed license.
Charles Angderson -- 04/24/00 -- The real estate broker license was reprimanded and a $350 fine was assessed for being a managing broker for a licensee who practiced real estate on a non-renewed license.

Balmadrid, Gavin Gonzales and Chicago Realty, Inc. -- 12/26/00 -- The Real Estate Broker license of Jose Balmadrid was reprimanded, the Real Estate Broker license of Gavin Gonzales was reprimanded, and the Real Estate Broker Corporation license of Chicago Realty, Inc. was reprimanded and a $1,500 fine was assessed against Chicago Realty, Inc. pursuant to a Consent Order setting forth allegations, which were denied by Respondents, that certain escrow records produced by Respondents failed to comply with the technical requirements of the Escrow Rule.
Juan Baltierres, Heritage Real Estate Investment, Inc. --12/26/00 -- The Real Estate Broker license of Juan Baltierres was suspended for six months to be followed by a two-year period of probation for failing to maintain proper escrow records, for allowing a negative balance in his escrow account, and for failing to adequately supervise his real estate office. The respective Real Estate Broker Corporation license of Heritage Real Estate Investment, Inc. was revoked.
Bradley S. Beile -- 02/17/00 -- Real estate broker license was reprimanded and $500 fine was assessed for falsely indicating on his 1998 renewal form that he had completed sufficient continuing education during the 2/1/96 to 1/31/98 pre-renewal period. Additional CE hours in the amount that was deficient must be completed within 60 days.
Garrison Benson -- 04/24/00 -- The real estate broker license was reprimanded and a $300 fine was assessed for being a managing broker for a licensee who practiced real estate on a non-renewed license.
Amber Bias --11/21/00 -- The Real Estate Salesperson license was terminated for failing to rectify a remittance to the Office of Banks and Real Estate which was dishonored.
Lawrence S. Bloom / Shoreline Realty Co. -- 01/12/00 -- Real estate broker license of Bloom was placed on probation for 3 years with no supervision of other licensees nor administering of escrow funds for respondent Bloom having been convicted in U.S. District Court of the felony of filing a false U.S. Income Tax Return. Real estate broker corporation license of respondent Shoreline was revoked for unworthiness for having its corporation U.S. Income Tax Return falsely filed by respondent Bloom.
Dean Blender -- 02/16/00 -- The real estate broker license was terminated on May 23, 1996 for submitting a check for a licensing fee, which had not been honored by the financial institution upon which it was drawn. A written petition was filed requesting the restoration of the license. The broker license shall be restored upon payment of all applicable fees and submission of all applicable forms. Upon issuance of the brokers license, the license will be reprimanded and fined a civil penalty in the amount of $300.

Karen Breen -- 03/15/00 -- The real estate broker license of Karen Breen was reprimanded and respondent is required to complete six credit hours of continuing education in the subject area of contracts and conveyances for disbursing escrow money without obtaining the written direction of the principals to the transaction.
Anne Brettingen -- 04/24/00 -- The real estate salesperson license was reprimanded and a $300 fine was assessed for practicing real estate on a non-renewed real estate license.
Gerald Brown -- 02/16/00 -- The real estate broker license was placed on probation for a period of 18 months and a $500 fine was assessed for failing to maintain compliant escrow records, failing to maintain and deposit escrow funds in an escrow account separate and apart from personal and other business accounts, and failing to produce documents requested by this agency.
Felipe Calubaquib -- 05/16/00 -- Real estate salesperson license was reprimanded and a $350 fine was assessed for practicing real estate on a non-renewed real estate license.
Centro Realty Group -- 01/21/2000 -- Real estate broker corporation license was placed on probation for a period of 1 year and a $1,000 dollar fine was assessed for failing to pay a fine in the amount of $300 dollars and practiced without a real estate broker corporation license from December of 1997 until September of 1998.
Century 21 Brown Realty, Inc. -- 02/16/00 -- The real estate broker corporation license was placed on probation for a period of 18 months and assessed a $500 fine for failing to produce documents requested by this agency.
Vanessa Charles -- 04/24/00 -- The real estate salesperson license was put on probation until March 31, 2001 and required to take an additional six hours of continuing education concentrating in agency within six months of the Commissioner signing this order for negotiating a sale of a property with seller, without seller’s agent being present and allowed her client to sign a contract for the purchase of a property when another had already entered into for the purchase of that property.
Charles F. Clarke, Jr. -- 6/28/00 -- Real estate broker license was reprimanded and a $550 fine imposed for aiding and abetting the unlicensed practice of real estate.
Coldwell Banker Residential Real Estate -- 04/24/00 -- The real estate corporation license was reprimanded and a $1,000 fine was assessed for failing to adequately supervise a managing broker whom licensee sponsored, in that the managing broker failed to supervise and manage the office and licensees sponsored and employed by the licensee when an indefinitely suspended broker was signing listing agreements, signing real estate contracts, signing service agreements, advertising real estate and distributing a real estate video. The listing agreements, real estate contracts, service agreements and real estate advertisements were all affiliated with the licensee.
Sandra M. Colello -- 03/15/00 -- Real estate salesperson license is eligible for restoration and upon issuance, the license will be placed on probation due to a criminal conviction in an automobile insurance scam.
Vivian Conforti -- 04/24/00 -- The real estate broker license was reprimanded and a $1,000 fine was assessed for failing to adequately supervise the office for which she was a managing broker in that an indefinitely suspended broker was signing listing agreements, signing real estate contracts, signing service agreements, advertising real estate and distributing a real estate video. The listing agreements, real estate contracts, service agreements and real estate advertisements were all affiliated with sponsoring licensee of the respondent.

Antwonne Davis -- 10/02/00 -- The order of intent to refuse to renew that was previously entered on 9-1-00 was vacated upon proof that the real estate salesperson completed his continuing education for the 1997-1999 renewal period in a timely manner.

Trung Duong -- 10/16/00 -- The real estate salesperson license suspended for 30 days, followed by one year probation and assessed a $1,500 fine for holding an officer's position in a broker corporation; acting as a broker in that he operated the broker corporation & otherwise engaged in the practice of real estate without participation of sponsoring broker & caused certain print advertisements, including business cards, to be placed which did not include name of sponsoring broker.

Harris -- 04/24/00 -- The real estate salesperson license was put on probation until March 31, 2001 and required to take an additional six hours of continuing education concentrating in agency within six months of the Commissioner signing this order for, as a listing agent, allowing her client to sign two contracts for the sale of the client’s property.
Gary B. Harvey -- 01/20/00 -- Real estate broker license of Gary B. Harvey was revoked. Harvey was granted a salesperson license, which will be indefinitely suspended for a minimum of 90 days and restored only upon the satisfaction of several conditions for misappropriating escrow funds and aiding and abetting unlicensed practice.
Jeffrey Hadary -- 01/10/00 -- The real estate salesperson license of Jeffrey Hadary was revoked for making substantial misrepresentations and false promises in a transaction, failing to promote the best interests of clients, accepting the payment of commissions while knowing that a dispute existed about the amount to which he was entitled, and for acting as a dual agent in a transaction without obtaining the written consent of both parties.

Root was reprimanded and a $2,400 fine was assessed for serving as a managing broker during a two year period while a sponsored licensee practiced real estate on a non-renewed license; and the real estate broker license of Frank Lemond was reprimanded and a $2,400 fine was assessed for practicing real estate for two years on a non-renewed license.

Lewis -- 04/24/00 -- The real estate broker license was reprimanded and a $1,000 fine was assessed for accepting valuable consideration from AIMCO for the performance of real estate related activities while being a self sponsored broker, for failing to secure a properly issued sponsor card, for representing AIMCO as a broker other than her sponsoring broker which was herself, and for aiding and abetting AIMCO in the unlicensed practice of real estate and in the unlicensed practice of real estate by AIMCO’S employees.

In the 1990's, the businesses, City Realty I and City Realty II, were operated without actual supervision of the brokers.

New Chicago Real Estate, Inc., Leonardo Coppola, Luis Flocco, and Deborah Hess -- 03/15/00 -- The real estate broker corporation of New Chicago Real Estate, Inc., was placed on probation for one year; the real estate broker license of Leonardo Coppola was placed on probation for one year; the real estate salesperson license of Luis Flocco was reprimanded; and the real estate salesperson license of Deborah Hess was reprimanded. The allegations upon which the disciplines were based were: New Chicago Real Estate, Inc., failed to deposit a buyer’s initial earnest money payment into an escrow account in a timely manner, and then new Chicago failed to notify the seller when the same buyer failed to tender the remaining, required earnest money payments. Regarding another transaction, New Chicago Real Estate, Inc. failed to deposit an earnest money payment into an escrow account in a timely manner and also failed to maintain a proper journal reflecting the maintenance of the earnest money. Further, the results of an Office of Banks and Real Estate inspection of New Chicago Real Estate, Inc., reflected that a salesperson served as an officer of the corporation, the licenses of four sponsored licensees were not posted; written employment contracts were not maintained for three sponsored licensees; all escrow accounts were not reconciled within 10 days of the receipt of the monthly bank statement; a $1,000 commission earned by New Chicago was not disbursed from the escrow account in a timely manner; and several earnest money checks were not deposited into an escrow account within 24 hours of acceptance of the contracts.
